What’s included in a raccoon or squirrel exclusion?

Exclusion means getting the animals out and closing the way in, so the problem doesn’t come back next season. A typical job includes:

  • inspecting the roofline, vents, soffits, chimney and attic to find every entry point
  • checking for young in season and handling them so they stay with their mother
  • installing one-way doors, so animals leave and can’t get back in
  • sealing the entry points with heavy-gauge metal, and screening vulnerable vents
  • a follow-up visit, usually about two weeks later, to remove the one-way doors

Our exclusion work comes with a 5-year guarantee that animals won’t get through any of the work we did. It covers only the spots we sealed. It doesn’t cover new openings from other causes, such as roof damage or shingles torn off later.

What changes the price?

  1. Number of entry points. One chewed vent costs less than a roofline with several weak soffits and vents.
  2. Roof height and pitch. Two- and three-storey homes and steep roofs take more time and equipment.
  3. Babies. In spring and late summer, young may need to be found and removed by hand.
  4. How much sealing the house needs. Older Niagara homes often need more vents guarded and more soffit corners reinforced.
  5. The animal. Raccoons tear bigger openings. Squirrels test every gap. Bats need many small gaps sealed, at the right time of year.
  6. Damage and contamination. Attic clean-up, including droppings and bat guano, is separate and quoted after inspection.

Raccoon removal cost

Most raccoon jobs in Niagara fall between $700 and $1,500 plus HST. That includes humane removal with a one-way door, a check for young from March to June, and sealing the entry with heavy-gauge metal. The simplest jobs, like a single entry point on a low roof, are around $500. A raccoon mother with young in a two-storey roof with several openings costs more. See raccoon removal.

Squirrel removal cost

Squirrel exclusion also typically costs $700–$1,500 plus HST. Squirrels test every weak spot, so the job usually means guarding several roof vents and closing roofline gaps, not just the main hole. See squirrel removal and why squirrels chew through roof vents.

Skunk removal cost

Skunk jobs are quoted after inspection. The price depends on the size of the deck, porch or shed and how much buried L-shaped screening is needed to stop skunks digging back in. From about May to July there may be young under the structure, which affects timing. See skunk removal.

Bat removal cost

Bat exclusion is quoted after inspection. The price depends on how many gaps bats are using, roof height and access. In Ontario, exclusion has to be timed around the summer months when pups can’t fly, and several bat species are protected. See bat removal.

Mice, rats, birds, opossums and dead animals

We also handle mice and rats, birds nesting in vents and soffits, opossums, dead animal removal, and attic clean-up including bat guano. These jobs vary too much for a typical range, so each is quoted after the inspection. See what animal is in my attic? if you’re not sure what you’re hearing.

Why does the inspection come first?

Because the inspection decides the price. Two homes with “a raccoon in the attic” can need very different work: one torn vent versus five weak points and a litter of kits. The inspection finds every entry point, checks for young and gives you a firm price before any work starts. The $75–$100 plus HST inspection fee is credited toward the work.

Why a cheaper quote can cost more

A low price that only “traps the animal” usually leaves the entry hole open. Another animal moves in, and you pay twice. Ontario also requires live-caught wildlife to be released within 1 km of where it was caught, so an animal trapped and released nearby can come straight back. When you compare quotes, ask whether sealing is included, how babies are handled, and what the guarantee covers.

Frequently asked questions

How much does raccoon removal cost in Niagara?

Raccoon removal with exclusion typically costs $700 to $1,500 plus HST in the Niagara Region. The simplest jobs, like a single entry point on a low roof, are around $500. Larger homes with several entry points or a mother with young can cost more than $1,500. A $75–$100 plus HST inspection, credited toward the work, sets the firm price.

How much does squirrel removal cost?

Squirrel removal with exclusion typically costs $700 to $1,500 plus HST in Niagara, with small jobs around $500. Squirrels test every weak spot, so the price depends on how many roof vents need steel guards and how many roofline gaps need sealing. Complex roofs can cost more than $1,500. The inspection sets the firm price.

Is the wildlife inspection free?

No. A wildlife inspection with Pro Wildlife Niagara costs $75 to $100 plus HST, and that amount is credited toward the work if you go ahead. The inspection finds every entry point, checks for young and gives you a firm price before any work starts. We can share typical price ranges over the phone.

How much does skunk or bat removal cost?

Skunk and bat jobs are quoted after an inspection, because the work varies widely. Skunk jobs depend on the size of the deck, porch or shed and the buried screening needed. Bat jobs depend on the number of gaps, roof height and timing around pup season. The $75–$100 plus HST inspection fee is credited toward the work.

Why can wildlife removal cost more than $1,500?

Larger or older homes may have many entry points, steep or high roofs, or several vents and soffits that need metal guards. Spring jobs can involve finding and removing babies by hand. Each adds time and materials. You get the firm price after the inspection, before any work begins, so there are no surprises.
